A: No. County tax records are only updated if voluntarily submitted by homeowners. True Dimensions is an independent data firm and will never submit measurement updates to a county on your behalf.

Q: What if my house does not sell?
A: Until your house is under contract and prepared for closing, you will use a fully accurate, watermarked "Active Listing Verification Draft" for the MLS listing. The official unwatermarked report is sent when the sale is ready for closing. If the listing expires, you owe nothing more than the initial baseline fee.

Q: What happens if a buyer's appraiser disagrees with your calculations?
A: We stand completely by our structural integrity and 1/16th inch accuracy. If an appraiser disagrees, we will identify the exact dimensions in conflict and gladly return to the property for a physical re-measurement to defend our audited findings.

Q: Does a minor variance of 20 or 30 feet really matter?
A: Yes. Buyer agents set rigid search filters on portals like Zillow and Redfin. Missing just 20 square feet on an old tax record can drop your property entirely out of a buyer's structural search tier, hiding your listing from your target demographic. At True Dimensions, we pride ourselves in a clear, up front pricing structure. A flat Baseline Measurement Fee is all it takes to secure a property audit and receive your updated GLA report. If we uncover at least additional 50 "net-new" square feet, a scaling Performance Kicker is added to your closing documentation and paid directly out of your sale proceeds to avoid any additional cash paid by you. This fee is aimed to ensure you keep at least 90% of the additional equity in your property. As additional coverage to you, the performance kicker has a maximum value, regardless of how much we find.


The Performance Protection: If our final audited measurements do not gain at least 50 square feet over existing county tax rolls, your performance kicker is completely zeroed out. You only pay the baseline fee, and can rest assured your listing will maximize your value.
